Are you scared of hiring the wrong realtor? Good. Your already in the right state of mind. Eighty percent of listing your house and all negotiations are done upfront before the house ever goes on the market. If you fail to plan, you might still sell your home but I can guarantee it will come at a cost.
You dont wont to hire a realtor that wont attract the right buyers to your house: Afterall the buyers you bring are in direct connection to how much your property sells for! You dont want your realtor to advertise in shady places or in places that dont bring you value. You want your realtors advertising budget to go to where your ideal buyers are. For example, if you have a million dollar house in a small rural neighborhood, a face on a local park bench will not bring you any buyers. Instead you want them to go where 95% of the serious buyers are going to see your property, on-line. You want to create a target client avatar. If you have a million dollar house it would be wise to market where people have a budget large enough to afford your home, right. The time, energy and stress of showing your home should go to only qualified buyers.
Are they experienced negotiators: If your agent thinks negation means yelling your demands louder, they have the wrong approach. Ive taken training after training and am a certified negotiator but none of the classes prepared me for the real thing. Experience matters when it comes to this but its not 100% necessary. Make sure when you speak to them they listen. The biggest thing in a negotiating is understanding what everybody wants. If they cant listen and pay attention to the small details, they most likely will not be good negotiators. The other half is being able to ask the right questions, in the right way. That’s where the experience usually shines.
Knowing the dangers of pricing your home wrong: You simply want to stay ahead of any curve. The realtors that understand this will use all their tools to accurately price your home. Pricing your home wrong can effect your time and money more than anything. Price too high and your not going to find the right buyer. The public will begin to think something must be wrong with that house. Its true, I see it happen all the time. Pricing your house too low and you end up loosing money. If your agent prices your home without ever seeing it in person, go with a different agent. If your agent does not account for the market projections and price ahead of or below the curve, find a different agent. Your pricing should be proactive, not reactive.
Can you trust them: You have to go with your gut on this one. Everybody has an internal feeling when something is not right. You either feel comfortable or you dont. You can look at reviews but that still doesn’t necessarily mean they are the right person for you. Spend time with them. Ask them questions before you just say come list my house. Stats and experience does not matter here. It could be an emotional rollercoaster and you want someone easy to speak with that has empathy towards your situation. Someone that puts you ahead of a paycheck.
