Hi friends! I hope this video found you well! Today we are going to talk a little about flooding and how to find a safe home when moving the Conway or Myrtle Beach area. My Name is Gene Henry with New Homes South, I hope you’ll stick around.

Alright so first flooding is tragic and way worse that you think. I’ve personally had a real estate office and a mattress store flood. When the water recedes it leaves a slimy mud like film that smells of dead fish, frogs and other organisms. Its truly a disaster! Ive had many friends that have went through this and its wreckage is similar to a fire.
When you move to the Low Country or the Coastal areas of the Carolinas its is apart of living here. Horry County is probably over 40% water. We border Atlantic Ocean, Pee Dee and Lumber River with the Waccamaw River, Intracoastal Waterway and endless swamp land that fingers through Horry.
How do you avoid buying a house that will flood? First there is no sure way to avoid all dangers in life like there is no sure way to tell you your house will never flood. However, you are not alone. Everyone that moves here ask about flooding. Its probably the number one question.
What we can do is find homes in low risk areas that don’t require flood insurance or is really not likely to flood. We also can alert you if a house is in a higher risk flood area. I have County maps that I can check the risk level of an individual property or area. As your agent, I am going to do everything IO can to make you aware of your choices in any situation. That’s what we are there for.
Most of the flooding is caused by large unpredictable storms called hurricanes, this is why I can’t tell you your house will never flood but we can definitely mitigate your risk and find you a home that you can be comfortable knowing that your high and dry!

As you can see, we live in the low country. Living next to amazing amenities like Rivers and the Ocean has its gives and takes. Our area has plenty of good land with beautiful homes. You just have to check homes as you go because the flood zones wind in and out of the area. Its easy with modern technology to mitigate your risk and finding the perfect home without the threat of flooding.
