Hey friends. Hope this video found you well. I’m Gene Henry with New Homes South in Conway, South Carolina, and today we’re going to talk about some of the best upgrades to make when buying a new construction home. I hope you’ll stick around.

Okay, so these are not in any particular order, and not all builders offer the same upgrades, but upgrade number one would be a zero or a small threshold shower. It looks nice, it really updates the main bathroom, and none of us are getting any younger.

Upgrade number two, how about a premium lot? This might not be for everyone, but having your house on a pond or backed up to woods or away from the entrance, it can make a difference.

Upgrade number three, hard surface flooring. Most of you know that hard surface flooring is preferred over carpet most of the time. To me, there’s no better time to add it as when you’re building your new home.

Upgrade number four, any electrical changes. Adding things like a three-way switch, extra lights, soffit outlets have been a good one, upgrading your wire size. Do you need an outdoor service for a future pool or shed? Do you need specialty outlets or maybe even a dedicated outlet?

Upgrade number five, your plumbing . If you’re thinking of adding a bath, a sink, a drain in the future, you need to go ahead and do it while you’re building, especially if you’re pouring a slab.

Upgrade number six, outdoor space. Because we’re in the South and we have great weather most of the year, outdoor space is great, but you might want to make sure it has a fan or even consider screening it in.

In the South, we spend a lot of time in our garages and really don’t use them very much for parking.
